What Does a Home Assessment Include?
A home assessment is conducted by a risk services consultant, whose role is to provide guidance and help you understand potential risks around your property.
Because many issues develop gradually and may not be obvious day to day, the assessment offers an opportunity to identify concerns early and reduce the likelihood of unexpected problems in the future.
Here is what homeowners can typically expect during the process:
• Assessment Request
The process usually begins when the insurance company’s underwriting team requests a closer review of a property’s risk profile and potential coverage exposures. In some cases, your Staebler Insurance Broker may also be contacted by the insurance company for additional insight.
• Preparation
Generally, your broker or insurance company representative will contact you to schedule the on-site assessment and walk you through what to expect. While formal documentation is not required, any available details such as maintenance routines, the age of major systems, or recent upgrades may help support the review. Your broker will also be informed of the appointment and may choose to attend.
• On-site Assessment
During the visit, the consultant will typically spend about an hour reviewing the home, surrounding structures, and property features. Before leaving, they will discuss their observations with you and share guidance on topics such as maintenance, material durability, emerging trends, and common homeowner questions.
• Reporting
Within approximately two weeks, the completed assessment report will be provided to underwriting and your broker. The report outlines details about the home and property, includes a reconstruction cost breakdown, and summarizes any recommendations identified during the review.
If critical actions are identified, the report will be shared simultaneously with you, your broker, and the underwriting team. The risk services consultant will discuss any critical actions with you before leaving the property and will follow up afterward to support next steps or confirm that a plan is in place.
